01 — The process

Four clear stages. No mystery.

Conveyancing isn’t complicated when someone shows you the map. Here’s every step, what it takes, and roughly how long.

Instruction

Online in 5 minutes. We issue your fixed-fee quote, ID checks and opening paperwork the same day. Set up within 24 hours.

Searches & Enquiries

Local authority, drainage and environmental searches ordered. Contract pack reviewed, enquiries raised. Typically 3 to 5 weeks.

3

Exchange

Searches back, enquiries answered, completion date agreed. You sign, pay the deposit, and the move becomes legally binding.

4

Completion

Funds transfer, keys released. We handle Stamp Duty filing and Land Registry submission within 6 weeks of moving in.

A small Bristol practice built on the moves we’ve made.

Drift & Deed was founded in 2016 by Sarah Khan and Tom Drift, both former property solicitors at larger Bristol firms who’d grown tired of clients being passed around departments and quoted one fee, then billed another.

We do one thing — residential conveyancing — for buyers, sellers and remortgage clients across Bristol, Bath, and the South West. No commercial property, no probate, no litigation. Just moves.

Our office is on Whiteladies Road in Clifton. We’re a team of six — four solicitors and two paralegals. Every client gets one solicitor on their file, with direct dial and direct email, from start to finish.
