04 — RIBA Work Stages

How a project actually moves — from first sketch to keys in the door.

Most clients have never worked with an architect before. So we use the RIBA Plan of Work — the same seven stages every UK practice follows — to keep the journey predictable.

Stage 0–1

Brief & Feasibility

A site visit, a measured chat about what the house needs to do, and a written feasibility note.

Stage 2

Concept Design

Two or three sketch options, drawn to scale, so you can choose the right direction before we go further.

Stage 3

Developed Design

Planning drawings, design & access statement, and pre-application advice where it makes sense.

Stage 4–5

Technical & Tender

Building Regs drawings, specification, and help running a fair tender with two or three trusted builders.

Stage 6–7

Construction

We stay involved through the build — site visits, instructions, and answering the questions the builder will ask.
